The 2011 Annual Meeting of The Greens was held on February 17, 2011. Gary Petersen presided over the meeting.
A quorum was not represented therefore the budget offered by the 2010 Board Members was approved as presented to the Association via mail from Jim Curley Properties. There were nine members in attendance and two proxies, to have a quorum there needed to be 22 valid members present and/or proxies.
Gary Petersen reviewed the budget with those present. There has been a $5 increase in the association dues for 2011, making the monthly association fees $110. This is the first time the association fees have been raised in two years. Notice was sent to all home owners regarding this increase.
Parking remains a problem for homeowners. There are still a number of available parking spaces for rent. Cars parked in the visitor only spaces that do not indicate they are visitors, which unit they are visiting and how long they expect to be visiting can be expected to be towed at the owner’s expense.
There was a question regarding the painting of entry doors and shutters, and the replacement of gutters. This was put on hold during 2010 because of higher than expected maintenance costs. Two units had to jacked up to prevent structural damage and a very large erosion hole had to be filled. As soon as finances allow these items will be taken care of. If these items were to be completed at this time, an assessment would need to be levied, and those present were not in favor of an assessment.
There are three out going board members, thus these positions need to be filled. Four residents indicated they would be interested in being on the Board for the next two years: Bill Wheeler, Bob Wolfgang, Darlene Collins and Lin Rutherford. Because there was not a quorum present the current board members, Gary Petersen and Justin Sauer will appoint three new board members.
