HOA January 2009 Meeting Minutes

The Greens
2009 Annual Meeting
January 15, 2009
7:00 PM
Antioch Library
Gary Peterson called the meeting to order at 7:00 PM. Gary presented a copy of the letter sent to all homeowners of The Greens as proof that a letter announcing the Annual Meeting was sent in a timely fashion.
Maintenance in 2008 was reportedly low. Several members brought up maintenance problems that still need to be addressed. These problems were noted by Jim Curley of Jim Curley Properties and will be taken care of immediately.
Questions regarding the budget were presented to Jim Curley and answered to the satisfaction of Debbie Kovolchuk.
A new landscaper has been hired and Bob Wolfgang said they did a good job. Matty Mathison said they missed the cal-de-sac where he lives. Jim Curley advised that the landscapers only did half of the community on Thursday and would be back to finish the rest on Friday, January 16, 2009. It was asked if the landscapers would come into enclosed patios if the fence door was left open. The landscapers will not go into enclosed patios, once this area is enclosed it becomes the responsibility of the homeowners. Shrubs originally planted by the Association which have died will be replaced at the expense of the Association.
Mindy Schwartz suggested that now a new law has been passed making it easier for Homeowner Associations to collect back association fees, that a copy of this law be sent to those in The Greens who are delinquent on their association fees. These letters should be sent via certified mail. It was also suggested that the Association try to collect back fees owned by former a former homeowner who files bankruptcy and has since purchased a new home and a business.
A quorum was not in attendance and/or represented by proxy. Therefore, the budget was passed as presented.
According to the CCRs if a quorum is not presented the Board Members can appoint vacant board positions. However, it was decided by Gary Petersen and Fran Oroson (the two Board Members not up for election) that an election should be offered anyway. Nominees for the three open positions on the Board were: Gerry Kovolchuk, Mindy Schwartz, Joey Supak, Amy Watson and Bob Wolfgang. Elected for a two year term were: Gerry Kovolchuk, Mindy Schwartz and Bob Wolfgang.
The meeting was adjourned.
